一、 項目市場狀況及立項理由：
    嘉善大云生態旅游區地處杭嘉湖平原，位于江浙滬二省一市交界，在滬杭高速公路大云出口處，是上海進入浙江的第一個出口，東距上海虹橋机場68公里，西至浙江省省會杭州95公里，北靠蘇州92公里，南瀕東方大港乍浦30公里，交通十分便捷。大云生態旅游區總体規划面積126.7万平方米：由生態農業園區、生態度假區、十里水鄉區、大云寺苑"三區一苑"組成，規划以"提升環境質量，倡導綠色消費"為設計理念，以鄉村生態環境為依托,以"綠色消費"為載体，以水鄉休閑旅游為中心，集觀光、休閑、娛樂、度假為一体的野趣濃郁、安靜恬美，人与自然和諧統一的在江浙滬地區有一定知名度的"都市里的大自然"。目前，十里水鄉區、大云寺苑已建設運行，收益良好，大云生態旅游區將給投資者帶來更多的商机。
二、 項目准備進展情況
    1、 項目總体規划已完成并通過專家組論証。
    2、 項目已列入嘉善縣城市總体發展規划和嘉善縣"十五"旅游發展規划。
三、 建設規模和內容：
    大云生態旅游區規划為"三區一苑"，具体建設規模及內容：
    1、 生態度假區：占地23.89万平方米，投資5000万元，以森林化、芳香化、鳥語化、養生化為導向，創建保健型休閑生態居住區。
    2、 生態農業園區：占地84.15万平方米，投資2000万元，建設各种有特色的農業生態環境系統，著眼于觀賞型、商品型、保健型、參与型、兼容型生態農業的結合，划分7園1帶，即：蔬菜園、花卉園、綠色食品傳統農業園、特种養殖園、果園、蚕桑園、假日農業園和經濟林帶。
    3、 十里水鄉區：全長7公里，占地14万平方米，投資2000万元，以原汁原味的"十里水鄉情"為主線，划分為"鄉情濃郁，情意綿綿，五彩繽紛"三個主題，由蒹葭蒼蒼、農家天地、古橋遺風等17個景點各顯特色。
    4、 大云寺苑：占地4.66万平方米，投資3000万元，以明代書畫家姚綬書畫藝術館、新四軍戰役紀念館、宗教文化館等。弘揚民族文化、實施愛國主義教育，弘揚佛教文化、宣傳党的宗教政策為主要內容。
四、 財務評价
    1、 項目計划總投資：1.2億人民幣。

I. Project market status and reason of project establishment
    Jiashan Dayun Ecologic Tourism Site is located on Hangzhou-Jiaxing-Huzhou Plain in the bordering area of Jiangsu Province, Zhejiang Province and Shanghai Municipality, at the Dayun exit of Shanghai-Hangzhou Expressway, the first exit departing from Shanghai and entering into Zhejiang Province, 68km away from Shanghai Hongqiao Airport o the east, 95km from Hangzhou, capital of Zhejiang province on the west and 92km near to Suzhou on the north and 30km close to oriental big harbor Zapu on the south, with very convenient transportation. Dayun Ecologic Tourism Site has an overall programmed area of 1.27m2 and consists of "Three zones and one garden" including Ecologic farming zone, Ecologic vacation zone, 10-miles water-region zone and Dayun Temple garden. Its layout takes "Upgrade environmental quality and advocate green consumption" as the designing concept and the rural ecological environment as support and the site will build into "the nature in the city" with certain popularity in Jiangsu-Zhejiang-Shanghai region, quiet and graceful in human and natural harmony and unity with "Green consumption" as carrier centering upon water-region leisure and tourism in integration of sightseeing, leisure, entertainment and vacation of rich open-country interests. Currently, 10-miles water-region zone and Dayun Temple garden have been constructed for operation with good economic efficiency. Dayun Ecologic Tourism Site will bring investors more commercial opportunities. 
II. Project preparation progress status
    1. Project overall layout has been made and passed the argumentation by Experts Group.
    2. The project has been listed into Jiashan County city overall development program and Jiashan County "10th 5-year plan" period tourism development program.
III.Construction scale and contents:
    Dayun Ecologic Tourism Site has been programmed into "Three zones and one garden". The detailed construction scale and contents cover:
    1. Ecologic vacation zone: Has a land occupancy of 238.9 thousand m2 and an investment of 50 million RMB, oriented with forestry, flower scent, birdcall and health preservation to create a healthcare-type leisure ecologic inhabitation area.
    2. Ecologic farming garden zone: Has a land occupancy of 841.5m2 and an investment of 20 million RMB to build various featured agricultural ecologic environmental systems with focus upon the ecologic farming combination of view and admiration, merchandise, health preservation, involvement and compatibility, divided into 7 gardens and one section, i.e. Vegetable garden, Flower garden, Green food traditional farming garden, Special breeding garden, Fruits garden, Silkworm and mulberry garden, Holiday farming garden and Cash forest section. 
    3. 10-miles water-region zone: Has 7km in total length with an land occupancy of 140 thousand m2 and an investment of 20 million RMB to focus on three themes on "Rich provincialism, Unbroken affection and Brilliant colors in riotous profusion" with 17 scenic spots of respective characteristics including Dark green reeds, Farmers* world and Relique on ancient bridges, etc. 
    4. Dayun Temple garden: Has a land occupancy area of 46.6 thousand m2 and an investment of 30 million RMB, including Yao Shou Painting and Calligraphy Arts Hall (Yao Shou is a painter and calligrapher in Ming dynasty), The New fourth Army Battle Memorial, Religion and Culture Shop, etc. for developing national culture, implementing patriotism education, carrying forward Buddhism culture and disseminating Party religious policy as the major contents.
